Every project begins with a bid. When beginning a bid process, we conduct a walk through. This allows us to confirm pre-existing conditions, such as mechanical and electrical system. We also take measurements and observe the complete environment. This enhances our ability to visualize your wishes, balance needs, and provide a more targeted construction budget, aimed at allowing few surprises. Or we can provide fast and accurate construction budgets, and use value engineering to assist with property leasing.



Our role begins way before construction starts. During the design stage, we provide updated pricing, affording the rest of the team the ability to make informed decisions with knowledge of cost implications. 


As we assist the design team, we solve potential construction challenges. We are able to add knowledge and experience regarding local city building requirements, including our past experience on similar projects. We provide material and equipment availability and information. We also provide clients with a detailed construction progress schedule. We monitor and maintain this schedule during the design process. Additionally, we obtain all required city permits, and hold pre-construction meetings as required. 



During this exciting process, we work tirelessly to ensure everything is on time and on budget. We are committed to lowering costs whenever possible, so we price and budget all cost information to the client and design team. We provide an on-site superintendent to monitor the project, making sure it is on schedule, on budget and is of high quality. The superintendent also monitors safety, and hosts weekly, on-site meetings with vendors, clients, and the design team.


At The Bainey Group, Inc., we operate a “Zero Punch-List Policy”, aimed at making sure every aspect of your project is completed. Weeks before project deadlines, we begin working on common punch-list items, making sure all is well. We conduct a final punch-list walk through with all clients at project completion.


For your benefit and convenience, we also provide a CD which contains your projects Construction Manual, which contains all pertinent and necessary documents like complete and final plans, certificates of occupancy, brochures, letters of warranty, as-built drawings, signed complete punch-list and vendor information on products, and material used to complete the project. Within 10 days of receiving final project payment, we send subcontractor full and final lien wavers.

We resource and manage every phase of the construction project. We continuously monitor budgets and contracts, manage schedules, and select quality vendors. We work with the design team to provide you with the highest quality service and value possible.


Tenant Improvements

Tenant improvement projects hold a very special place in The Bainey Group, Inc.’s business. In the past, we have completed projects that range from changing a doorframe in an office suite to high end, complete and complex remodels. They all receive the same excellence, dedication, and strong attention to detail. The construction process has a large impact on existing business operation, so we manage noise, containment, and continually clean, our work spaces to allow for the least amount of interruptions and inconveniences possible, allowing you to maintain your business’s functionality. In addition, we adhere to budget concerns, schedules, and understand the complexities of readjusting your office or moving locations. We make this process seamless.


Construction Management

If you wish to contract directly with several larger, prime contractors, call The Bainey Group, Inc. We offer clients the following services: cost estimating/analysis, scheduling, value engineering, and administration of prime contracts. For a reduced fee, you can take advantage of our expertise in the construction process while entering into direct contracts with the prime contractors.


Consulting Services

To ensure construction and design processes are successful, people contact The Bainey Group, Inc. to consult on all aspects of these processes. We review proposed projects, projects currently under construction, and existing facilities. Our consulting  services include: plan reviews, cost analyses, insured value analyses, cursory reviews, and existing projects reports.


Value Engineering

Simply stated, value engineering is an organized application of common sense and technical knowledge, directed at finding and eliminating unnecessary costs in a project. It’s also a major component of our daily routine. We constantly review and analyze projects, assuring they are designed in conjunction with the economy. We have reconfigured and modified economically unfeasible projects to meet budgets, while never compromising aesthetics or functionality.



We will work to assist those clients who wish to build Green or pursue LEED Certification. We are dedicated to use our knowledge, our awareness, and our proactive approach to the environment, to be informative on Green principals on ALL projects and not just those projects that are earmarked to be Green.








We do not select subcontractors based on low price alone; we carefully review each subcontractor’s proposal and select our team based on their qualifications, experience, and those with the most responsive and complete understanding of the project at the lowest price and who have excellent customer service.

The Bainey Group was founded on the philosophy of “Total Quality Management” (TQM) a practice that we feel has been jeopardized by “lowest price”. We still practice this philosophy today despite the extremely competitive industry.
